About Haus im Tal

The Haus im Tal is located in the heart of Munich and combines urban design with a cozy flair. The hotel, which opened in 2019, offers 50 stylishly furnished rooms and impresses its guests with a charming roof terrace. As co-founder of TheNew Group and an experienced hotelier, Konstantin Insperger has been using Hotellistat for years and has now decided to switch to the latest AI-based solution as a result of a new revenue strategy.

Challenges and goals

As part of the reorientation of its revenue strategy, the Haus im Tal is aiming to increase the average room rate (ADR). This objective required a flexible solution that adapts optimally to the dynamics of the market. The switch to Hotellistat V2 promised not only more granular pricing, but also a significant increase in efficiency.

The implementation and solutions

In spring 2024, the strategic goals for the coming year were discussed and Konstantin and his team were introduced to the various automation options. The Haus im Tal team decided to set up an AI-based price recommendation in Hotellistat and supplement it with their own strategies.

In the first four weeks, Konstantin Insperger closely monitored ARIS's AI recommendation, but decided to go live after just two weeks. From then on, Hotellistat's Kl optimized Haus im Tal's prices fully automatically and hourly.

"The switch to Hotellistat V2 opens up completely new opportunities for our team to react to market changes and booking trends. ARIS recognizes changes and acts immediately." Nevertheless, Konstantin still has full control, can influence the AI ​​price recommendation in line with his revenue strategy and always has the final say.

I am convinced that the quality of the price suggestions from Hotellistat's AI ARIS will lead to a significant increase in sales in the long term. Manually changing the pricing strategy would have cost me many hours, which I can now use for other purposes.

In addition to saving several hours a week, the Haus im Tal was able to increase its sales by another 2% in the past few months, while maintaining the same occupancy rate.

Hotellistat ensures a balance between occupancy and optimal rates in the Haus im Tal by using the AI ​​ARIS to identify peak times early on and yield accordingly. The Market Penetration Index of 105% confirms that the strategy and implementation were successful. The hotel was able to attract a disproportionate number of Munich guests in the market, despite increased ADR.

In the next step, Konstantin and his team also want to automate restriction management with Hotellistat. "It is reassuring to know that we are always well supported and always get competent support when we have questions," he emphasizes.

Konstantin reports, "We would not want to do without two functions of the new version in particular - the new price recommendations from ARIS and the option of combining room categories into virtual groups. This means that restrictions and prices can be set even faster and easier, and I can use the time gained to further develop our positioning and pricing strategy."
